2023 - CALHFA announces new $40K grants with income limits at 80% AMI

CALHFA announced another round of funds ($25 million) for the a$40k Grant to build ADUs.  One important change, is the eligibility is now 80% of the area medium income (AMI). (See List). Since this equates to only 625 grants, this will close quickly.  If you’re serious about building an ADU and an meet the income limits,  we recommend the following:

  1. Apply with the participating agencies, HPP Cares, or CCEDA.
  2. Solicit a complete and firm construction bid.
  3. Secure your Financing.

County of San Diego SB9 Portal

NEW Portal for SB9 eligible properties for San Diego County.  It’s a comprehensive portal including worksheet, application and guide.  But the best feature is the interactive map locator.  You can search a county property site.  If it is orange, you are SB9 eligible.  If blue, its not eligible.  You can further research to view other layers to see why the property has been excluded.

The application covers both the lot split and the addition of a 2nd unit.     There are some fee schedules.

Candidly, this is not a DIY process and will take considerable time.  Our FB Group has numerous resources that can help.

This process emphasizes further research with water and fire departments in making further determinations.
